Sales in La Crescenta, Sunland, La Canada, Tujunga, Glendale, Burbank, and Surrounding areas have all picked up due to rate locks in the low 6%'s and even some in the 5% range.&lt;br /&gt;&lt;br /&gt;     Creative financing loans are still a major contributor for the prices in these areas holding fairly steady.  The Holidays surprisingly have not had too much drag on the sales as they normally do.  People don't seen to mind moving this year especially with the warm weather we've been having lately this time of year.&lt;br /&gt;&lt;br /&gt;     According to some sources the rates may continue to go lower which could have a impact on home prices either staying strong or maybe even turn the other way and go higher. He claims to be&lt;br /&gt;exposing the industry’s dirty tricks.&lt;br /&gt;&lt;br /&gt;He's even taken out ads in the paper. Exposing agents'&lt;br /&gt;tricks and tactics, it has sent shockwaves through the&lt;br /&gt;well-heeled village of Mount Eliza on Melbourne's outskirts.&lt;br /&gt;&lt;br /&gt;"There is nothing that makes the unscrupulous agent flourish&lt;br /&gt;more than the ethical agent doing nothing," he said.&lt;br /&gt;"So I think that really...if we bring this into the open,&lt;br /&gt;it will stop some of them using these practices," he said.&lt;br /&gt;&lt;br /&gt;David claimed a lacklustre property market meant a lot of agents&lt;br /&gt;were grossly overvaluing properties in a bid to lure sellers.&lt;br /&gt;That lead to unhappy people and unsold properties.&lt;br /&gt;"Well very often they're entrapped by an agent that comes&lt;br /&gt;along with a very high valuation on their property and also&lt;br /&gt;a low commission," he said.&lt;br /&gt;&lt;br /&gt;"A lot of vendors would say its terrific: slash the commissions,&lt;br /&gt;it's all the better for us, but if you're going to slash your commission&lt;br /&gt;you can put nothing else in - you can't afford to give the service&lt;br /&gt;that a house demands, therefore the vendor's suffering again,"&lt;br /&gt;he said.&lt;br /&gt;"The difference between getting another $10,000, $20,000&lt;br /&gt;on a property is significantly greater than saving one or&lt;br /&gt;two thousand dollars on a commission," he said.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;MORE...&lt;br /&gt;David said he valued one house at $750,000 but lost the sale&lt;br /&gt;to another agent who cited its worth at over a million dollars.&lt;br /&gt;David said three agents later, the house sold for $660,000,&lt;br /&gt;close to $400,000 less than the questionable million dollar&lt;br /&gt;valuation. And there were a lot of questionable things&lt;br /&gt;happening in real estate.&lt;br /&gt;&lt;br /&gt;You couldn't rely on the fall of a hammer - nor did it seem&lt;br /&gt;you could rely on those glossy brochures depicting the house&lt;br /&gt;and land being offered for sale.&lt;br /&gt;&lt;br /&gt;First homebuyer Shane Crawford put a deposit on his so called&lt;br /&gt;dream property, and all the advertising said it measured 2.5 acres.&lt;br /&gt;"I feel I have been very misled," he said.&lt;br /&gt;&lt;br /&gt;"I just assumed it was correct, like a lot of people would," he said.&lt;br /&gt;But to Shane's horror, three days before settlement he measured&lt;br /&gt;up and found it was only a 1.5 acre property. Wilcox &lt;br /&gt;&lt;br /&gt;Daily News, Los Angeles &lt;br /&gt;&lt;br /&gt;RISMEDIA, August 4 – (KRT) – With prices continuing to rise, California households earn far less than the minimum salary needed to buy a median priced home, a trade group reported this week. &lt;br /&gt;&lt;br /&gt;The median income across the state averaged $53,840 in the second quarter, $70,480 less than the $124,320 salary needed to qualify for a house priced at the median of $530,430, said the Los Angeles-based California Association of Realtors. &lt;br /&gt;&lt;br /&gt;Statewide the gap widened 28.3 percent from the like period a year ago. &lt;br /&gt;&lt;br /&gt;In Southern California, where the median price averaged $510,000 in the second quarter, the median income was $52,310 and the qualifying amount was $119,530. That leaves a gap of $67,220. &lt;br /&gt;&lt;br /&gt;The association began tracking the disparity between paychecks and income qualifying requirements in last year's first quarter and it's widened ever since. &lt;br /&gt;&lt;br /&gt;Not surprisingly, less expensive areas, like the Central Valley, have a narrower gap while more expensive areas, like Southern California, have a wider gap. &lt;br /&gt;&lt;br /&gt;For example, in the Central Valley the median household income was $41,250 and a median priced home, the point at which half cost more and half less, was $344,330. The qualifying income was $80,700, leaving a gap of $39,450. &lt;br /&gt;&lt;br /&gt;No reversal of this trend is in sight, either. &lt;br /&gt;&lt;br /&gt;"This time next year, assuming that home prices go up ... and interest rates go up I would imagine the income gap will be higher than it is at the present time," said Robert Kleinhenz, the association's deputy chief economist. &lt;br /&gt;&lt;br /&gt;The association's Housing Income Gap Index is based on the same model used to track affordability. It assumes a 20 percent down payment and the fact that a household won't spend more than 30 percent of its income on housing. &lt;br /&gt;&lt;br /&gt;But neither have tracked reality. Housing sales are ahead of last year's record pace for the year's first half amid rising prices. &lt;br /&gt;&lt;br /&gt;Kleinhenz notes that the qualifying ratio is more than 30 percent in lots of instances today, trade-up buyers are able to make substantial down payments and there are a variety of loan products available. &lt;br /&gt;&lt;br /&gt;"That should be troublesome," he said of how buyers are managing to get into the market. &lt;br /&gt;&lt;br /&gt;Jim Link, executive vice president at the Southland Regional Association of Realtors in Van Nuys, said that the San Fernando Valley market didn't lose traction in July. &lt;br /&gt;&lt;br /&gt;"There aren't any real signs of cooling off.
